Dear Tenant (s),

Welcome to our building. Here is some useful information for you.


Please email (or call) the management office for any repairs in your apartment Monday-Friday
from 9AM-5PM; after office hours, in case of emergencies and during weekends, call the
superintendent. His name is Mike and he may be reached on the following phone #: 917-348-1171
If he is not replying, please call or e-mail our office and leave a brief message, stating your name,
building and apartment number and someone will address your problem as soon as possible.

RENT INFORMATION:

You will receive your rent invoice on the 1st of every month in our online rent paying App called
AppFolio. We will send you a link to make a sign in for your account on AppFolio within a week of
your lease signing. The rent is due on the 1st ( you pay in advance, example: you pay January's rent on
January 1st). If you are not able to pay on the 1st for some reason, you still have a grace period until the
5th , if you pay after the 5h, you will be charged a $50.00 late fee ( see your lease. If your rent check
bounces, there is a bounced check fee of $20.00. If your rent check bounces after the 5th, you will be
charged both late fee ($50) and bounced check fee ($20). Please avoid this by making sure sufficient
funds are available to cover the amount on the check.

 

PAYING RENT:
You can pay your rent online by ACH deduction from your account by using the link in
your emailed invoice
.. Or you can set up Automatic ACH payments to be scheduled to automatically
pay your rent on the 1st of every month. You can also mail your rent check to our office or drop it off
from 9AM-5PM Monday-Friday.


If you want to pay your rent in cash, you need to come to our office during business hours
Monday-Friday.

 

UTILITIES SET UP:
VERY IMPORTANT: When you move in, you will need to set up an account with Con Edison for
the electricity bill. Their phone number is 1-800-752-6633 or 1-212-243-1900. ( For 151 E. 3rd Street
building, the service address ConEd goes by is 42 Avenue A, so use this but let them know your
mailing address is 151 E. 3rd! )

NOTICE TO ALL TENANTS

Listed below are procedures that with your cooperation will help keep this building clean,safe and

comfortable for all residents.


1. For all regular management issues such as lease or rent questions, please call the Management Office
during regular business hours at (212) 677-8460, by fax (212) 677-9662 or via e-mail at
office@nalmanagement.com. You can also contact us by mail at 153 East 3rd St. New York NY 10009.

 

REPAIRS:
2. You can submit a maintenance request through AppFolio when you set up your account. You can also
email or call the Management Office for all repairs and emergencies during regular business hours,
after business hours and holidays please text the superintendent. If for some reason the super does not
reply, then call the management office, leave a message and someone will address your problem in the
following business day.

 

SUPERINTENDENT:

You Superintendent is Mike and he may be reached on the following phone # 917-348-1171.

Changing a lightbulb is the responsibility of the tenant. If it is a light fixture that is too
high to reach without a tall ladder you can text Mike and ask if he can assist, otherwise the tenants are
responsible to replace burned out lightbulbs.

 

SECURITY:
3. Security is a shared responsibility. PLEASE DO NOT RING ANYONE INTO THE BUILDING
UNLESS THEY IDENTIFY THEMSELVES AND YOU KNOW WHO THEY ARE. We cannot
emphasize this enough.

 

TRASH:
4. Garbage recycling: tin cans, bottles must be rinsed out and put into the recycling bin. This is not only
the law, but will prevent odors and bugs from accumulating. All newspapers, magazines and other
papers go in the recycling bin for paper goods. Cardboard must be broken down and tied up or taped
before disposal. Please do not put your trash outside on the sidewalk. There are scheduled days for
trash pickup. Please dispose of your trash in the designated areas only. If you have a big item to
dispose of like furniture, anything that is breakable like a large mirror or a mattress please ask Mike
what the best way to dispose of would be first so we avoid any accidents or city violation fees for
improper disposal.

 

SERVICE APPOINTMENT:
5. If you have an appointment with Con Edison, a cable TV company, or the telephone company, please let
the Management office or your Superintendent know 24 hours in advance so that the appropriate room
can be unlocked. So don't expect to call 15 minutes before your scheduled appointment with the
company and have the door unlocked.

 

TOILET ISSUES:
6. Your apartment is equipped with low flow toilets, which are required by law. Please make sure that
they completely flush after each use, if the toilet does overflow, close the shut-off valve at the bottom
of the toilet immediately. Mop up the overflowed water and then plunge the toilet. If this does not
work, then call the Superintendent.

KEYS:
7. As you know, management keeps duplicate keys to all apartments: we need to have keys to your
apartment in case of emergencies and repairs. Please make sure that we receive a key if you add
another lock or change your locks.

 

BACKYARDS:
8. The backyard is common space. Please treat it with the same care as you would to your own apartment.
Please remember to clean up after your pets and pick up the cigarettes butts after yourself or use
an ashtray . This is very important because it keeps away the rats and roaches and makes the common
backyard area more enjoyable.

BALCONIES:

9. If you have a deck/balcony with your apartment, you are responsible to clean up the drain from
cigarette buts or any dirt. If you are aware of any rainstorm coming up, make sure that your
drain is cleaned. If any overflow or clogging occurs due to a blocked drain, you be charged a $200
fee if damages occur.

 

RODENTS:
10. Prevention of rodents: to make sure that you keep your apartment clean and do not leave food out.
Don't leave anything wet because rodents are attracted to wetness. If you do have an experience with
rodent issues, you have to sign up on the exterminator sheet and notify management. The exterminator
comes every month on the 2nd Saturday and is available to spray your apartment if you put your name on
the sign up sheet that is posted in the lobby the week before.

 

PARTIES:
11. If you will be having more than 15 people and will be using the deck for parties, BBQ's, etc, you
will need to pay a $500 cash deposit and you will need to inform management 10 days before
reserving the deck. There is also a set up/ clean up fee that goes to the Super. Please inquire about
that when reserving the space.

 

ROOF ACCESS:
12. NO ROOF ACCESS! IF WE FIND OUT THAT SOMEONE USED THE ROOF THERE WILL
BE A PENALTY APPLIED AND ALL DAMAGES MUST BE PAYED IN ADDITION TO THE
FINE!

 

A/C UNITS:
Please note that only a wall unit AC should be installed in the apartments. If you choose to use a window
unit and it causes any leakage and or damage you will be responsible FOR FULL PAYMENT.
